Fitting a building inspection into the NSW cooling off period
Five business days goes quickly. How to book so the report arrives in time.
In short: Private treaty sales in NSW usually carry a five business day cooling off period. A Castle Hill inspection and report fit inside it if you move on day one.
The clock starts at exchange
In NSW the cooling off period on a residential sale generally runs five business days from exchange. If the inspection report finds something serious, that is the window in which you can still walk away, subject to the forfeit set by law.
Book the moment you have the contract
We can often inspect within a day or two in Castle Hill. The report follows the next day, which leaves time to read it, ask questions and get a trade quote if needed.
Auctions are different
An auction sale carries no cooling off period at all. Inspect before the day, and accept that the cost is the price of bidding with knowledge.
Access through the agent
The agent arranges keys and tells the vendor. Ask for the roof void, subfloor and garage to be open and clear.
Using the findings with the vendor
Sort the items into deal breakers, price adjustments and routine maintenance. Your conveyancer can advise how to use the findings with the vendor.
